RAAC Assessments – Utilising Thermal Imaging and Drones Surveys

Our services can quickly Detect saturation in Flat Roof and RAAC panel systems. Water ingress increases the weight load and deterioration rate of the Panels and Steel Re-Bars.

VDeterioration in RAAC can manifest in several ways:

  •  Cracks and Delamination: Moisture can infiltrate RAAC, causing cracks and delamination of the material, which weakens its structural integrity.
  • Corrosion of Reinforcement: Over time, the steel reinforcement within RAAC can corrode, further compromising its strength.
  • Surface Erosion: Exposure to the elements can lead to surface erosion, making RAAC vulnerable to further damage.
  • Loss of Insulation Properties: Deterioration can also impact RAAC’s insulating properties, leading to increased energy consumption and discomfort for occupants.

Why do we use Drones/Thermography?

Put simply, is shows us what the naked eye can’t see.
During the daytime, any moisture that has penetrated the roof system will heat up. After sunset, the surrounding areas that are dry will cool down quickly whilst the water will retain its heat and start to radiate around sunset. This method precisely shows the areas in the roof that are holding water causing leaks and weight load.
The can be cross referenced with an underside deck thermal survey. We always recommend follow up core samples are taken to confirm diagnosis.

Failed Flat Roof System

Visual Perspectives were commissioned by a leading roofing company to assess the condition of this 5,800m² flat roof at Space Studios Manchester. The client had a project planned to increase the U-Value of the roof and wanted to know specific areas of saturation with a plan to cut out and replace before the overlay project commenced.

The original proposal was to strip back the entire roof to the deck however, due to committed filming schedules; minimum disruption became a defining factor. We identified that only 12% of the roof was saturated that saves on project costs, reduced time and a reduced disruption to the building day to day operation.

We also used Photogrammetry to map the roof and produce a report with measured areas of water ingress.

Visual and Thermal Building inspection

Our Client was commissioned by a large retail chain to survey a number of their stores to undertake roof condition reports and find the cause of water ingress that has been undiagnosed for a number of years.

The main concerns were public safety and loss of retail space on the shop floor. Our Thermal Imaging inspection revealed several areas of concern, especially in the rain water gulley’s and detailing around the roof lights.

A close up hi-res visual inspection was also taken and populated into our annotation report portal, along with a measured roof plan. This combination allows the surveyor to quickly inspect hundreds of images and measure roof areas to assist with accurate cost assessments.

Why do we use a Thermography?

Put simply, is shows us what the naked eye can’t see.
Thermal imaging cameras see heat instead of light and automatically allocate various colours to different temperatures. For example, red is hot and blue is cold. The hottest colour being red/white and the coldest being blue/black.
A well-insulated roof or building in good condition should show consistent temperatures and colours across its surface.

Drone Roof Inspection

Our Client, an estates manager for Legal and General Modular Homes, had issues with multiple roof leaks across the entire roof that protects £60 million worth of factory machinery. No edge protection made a physical survey cost prohibited for a 40,000m2 roof so the client opted for a thermal drone survey.

The building was heated to 18oC with an ambient external temp of 3oC.This allows us to analyse for transient heat loss through weak joints and detailing. If heat can escape, water may easily enter the building through the same anomaly.

The client only provided the roof leak plan after the survey and we matched all known anomalies perfectly with the plan but also found many more for future referencing.

Using our state of the art, thermal imaging UAV drones we can offer an entirely new and unique perspective. We can get closer, are more manoeuvrable and go where traditional aircraft can’t.

Upon thermographic analysis of the roof, a general good standard of temperature consistency was discovered indicating the majority of the roof is well insulated and is in a sound condition. However, some areas of suspect inconsistent temperatures were discovered. These suspect areas were mainly located at roof junctions where the two previously separate buildings have been connected as one. Increased temperatures seen extending along these locations indicates higher than expected heat loss, in our opinion, most likely a result poor roof detailing. Regions of excessive heat loss via poor detailing are also potential sources of moisture ingress via the same pathways.
Further, regions of higher than expected temperatures were also discovered at perimeter detailing and various other locations; these have been included in the report and marked on the following roof plan for consideration; however, the majority of these anomalies are, in our opinion, minor.

Visual and Thermal Building inspection

Our Client was commissioned by a leading Healthcare Organisation to assess the condition of this mixed roof Care Home, before a condition report was submitted to their client.

The main concerns were the continuity of insulation, cold bridging, heat loss and moisture below any of the waterproofing systems on flat and pitched roof areas. Thermal Imaging revealed several areas of concern, especially a large flat roof area with very low U-Value and saturation. A close up hi-res visual inspection was also taken and populated into our annotation report portal, along with a measured roof plan.

This combination allows the surveyor to quickly inspect hundreds of images and measure roof areas to assist with accurate cost assessments. A 2D map and 3D Model that can be integrated with BIM and CAD platforms was also produced.

EWI Tower Block Failure

The Rising Concerns and Hazards of External Wall Insulation Problems start developing due to water ingress/leakage in EWI-clad buildings.

Although EWI is no more prone to water penetration than other exterior finishes, the barrier-type EWI system (non-drainage type) does not allow water that may penetrate the building’s exterior surface to escape.

In winter months, any trapped water can potentially freeze, expand and cause cracking. When the frozen water starts to melt, the expansion recedes and further cracks can appear.

This cycle allows more water to enter, and eventually, the facing material can fall off leaving potentially large surface areas of exposed combustible insulation.
